The Los Angeles Real Estate Market is very fragmented. Because of the overall size of Los Angeles, even the smaller communities which make up the city are larger than most major cities in other states. This is also very important to understand when considering the purchase of property for investment or for your primary residence.
The primary real estate markets in Los Angeles are broken down into the following areas:
- Central Los Angeles Real Estate
- Westside Los Angeles Real Estate
- San Fernando Valley Real Estate
- South Los Angeles Real Estate
If you are moving or relocating to the Los Angeles Area, you will most likely look at homes in these areas. Each real estate area offers independent communities and a central business district.
An example of an independent community in the Westside Los Angeles real estate area is Hollywood. Most people unfamiliar with Hollywood know it is in Los Angeles but don’t know what area of the city it is located. By the way, Hollywood is just east of Highway 101, north of downtown Los Angeles and northeast of Beverly Hills.
Another part of the greater Los Angeles real estate market is the San Fernando Valley. Although part of Los Angeles, The San Fernando Valley is located over the hill from Los Angeles and is not directly affected by the real estate values over the hill in Los Angeles. The San Fernando Valley real estate market has seen tremendous growth over the past 20 years as many companies have been forced to move their businesses to what was once a bedroom community for Los Angeles. Now, The San Fernando Valley is very much its own city and as such the local real estate market is not directly connected to the rest of the Los Angeles market.
