University Heights Real Estate Information

University Heights California is a bedroom community providing a wonderful residential community for many San Diego residents. Over the past 20 years however, the University Heights real estate market has seen tremendous growth due to its ideal location to serve the business centers of Downtown San Diego as well as University Town Center (UTC).

For many years, the best real estate investments were tied to the proximity of the property to the ocean. As San Diego has grown into a vibrant diverse business community with multiple companies from multiple industries calling San Diego their home, the inland real estate markets have increased in value and become very safe real estate investments. As recently as 1970, there was little or no development on the I-15 corridor and anything east of Interstate 5 was considered a risky investment.

Fast Forward 30 years and now University Heights is in the heart of San Diego with most new development taking place east and north of Interstate 15. To the north is the now established business district of University Town Center, to the south is San Diego State University, to the west is Sea World and to the east is Tierrasanta, a community which did not even exist 30 years ago.

Because of its now central location, the University Heights real estate market has been going through revitalization. Commercial businesses have redeveloped their property to maximize their central San Diego location. In addition homeowners have updated their homes or built new homes using the increase in equity due to the rising real estate values in the area.

Moving forward, University Heights is making sure they don’t lose the character of the community. The University Heights Community Association has established the “Uptown Community Plan” which avoids creating a master plan but encourages the construction of mission style bungalows, which the area is known. The community also is continuing to find ways to promote the classic arts and crafts industry which has a strong base in the area.
